Smartland is actively developing dedicated Private Grid power infrastructure across the United States, focused on geographies where utility constraints, demand growth, and policy environment favor decentralized generation built at the load. Buyers evaluating a Smartland offtake should expect us to discuss the projects below candidly: what stage they're at, what the schedule drivers are, and where there is or isn't capacity available.

The Path to First Power
Dedicated power is built in stages. Here is the development lifecycle and where the pipeline sits today, so a buyer evaluating an offtake, and the lender's technical advisor reviewing it, know exactly what has to happen, and when, between now and power online.

Development & Site Evaluation (active now)
Site identification, technical and financial evaluation, competitive redevelopment bids, and stakeholder/regulatory engagement across Ohio, Virginia, Minnesota, and adjacent regions.

Site Control & Permitting (active now at our lead site)
Securing site rights and advancing the permitting and interconnect scope for a selected site, with land acquisition led in-house.

Notice to Proceed (NTP)
Capacity reserved and contracted, financing closed and equipment ordered; the build clock starts at NTP.

Construction & Commissioning
Generation installed and commissioned; MV distribution and controls built out and validated.

First Power (as early as Q1 2028)
First customer load energized under a contract-backed SLA with defined outage classifications and remedies, on the delivery timeline the customer chose: Q1 2028, Q1 2030 or late 2031. Additional capacity is added as contracted load grows.
Where Our Lead Site Stands: Van Wert County, Ohio
A 150 MW Private Grid gas plant, built N+2. Stage: site control and permitting.

- Secured: about 155 acres under option.
- Gas supply
- Confirmed: supply for about 150 MW, in writing, from the local gas utility.
- Environmental
- Complete: Phase I Environmental Site Assessment clean, March 2026.
- Local approvals
- In progress: land-use approvals expected by January 2027.
- Air permit
- In progress: Ohio EPA pre-application complete, in an air-quality attainment county.
- Water
- Designed: closed-loop cooling.
- Grid connection
- Optional: the plant is designed to run as an island, independent of the grid.
